In short
We strip out apartments, town houses and commercial units across Vélez-Málaga, removing kitchens, bathrooms, partitions, ceilings and floors and taking the sorted rubble to an authorised facility. The historic centre is a protected Conjunto Histórico-Artístico, so work there needs an early check with the town hall; Vélez-Málaga also requires a waste deposit. Owners abroad can manage everything with us in English.
One municipality, two very different jobs
Vélez-Málaga is the capital of La Axarquía. The town occupies the Vélez river plain about 37 km from Málaga and opens onto the Mediterranean to the south, and its population is spread over several settlements, including Torre del Mar and Caleta de Vélez on the coast, with Benajarafe further west.
For interior demolition that splits the work in two. On the coast most properties are apartments and townhouses, where the community of owners, lift and parking set the plan. In the town of Vélez itself, older houses in and around the historic centre need slower, more careful work and a closer look at the permits.
Strip out in Torre del Mar and Caleta de Vélez
A typical coastal job is a kitchen strip-out in Torre del Mar or Caleta de Vélez with the bathrooms, or a full interior demolition of an apartment bought for renovation. We protect the lift and common areas as the administrator requires, bag the rubble inside and move it out in controlled loads.
Torre del Mar's centre also has many ground-floor shops, cafés and offices. A commercial strip-out removes the previous fit-out so the unit can be re-let; we plan noisy tasks with the residents above in mind.
The historic centre: hand work and heritage
The historic centre of Vélez-Málaga was declared a Conjunto Histórico-Artístico by Decree 3480/1970, and the town also has individually protected buildings such as the Real Convento de Santiago, a Bien de Interés Cultural (Monument) since 2004. In a protected historic area a demolition needs a licence and, where applicable, heritage authorisation – confirm it with the town hall before planning dates. Whether your interior works count as demolition for that purpose is for your técnico and the ayuntamiento to decide.
Once the paperwork is clear, old town houses call for hand demolition: finishes removed piece by piece, original elements that must stay protected, party walls left untouched and rubble carried to wherever a vehicle can stop in the narrow streets.
Waste sorting and the fianza
Vélez-Málaga is one of the municipalities whose ordinance requires a deposit or guarantee for construction and demolition waste; its amount depends on the municipal ordinance and it is returned when delivery to an authorised manager is proven. We sort rubble on site – mineral fractions, wood, metal, plaster and plastics – and give you the justificantes de entrega from the authorised facility so your técnico can close that step.
If fibre-cement materials appear during the strip-out, they are not mixed with anything else: a RERA-registered company working as our subcontractor removes them under its own approved work plan, and we coordinate the rest of the job.
Owners abroad
Many coastal properties belong to owners based in other countries. You can send us photos and the address by email or WhatsApp and write to us in English; a key holder opens the property for the survey, and you get photo updates during the job. For municipal and tax formalities the owner identifies themselves with their DNI, NIE or NIF. For demolishing a whole house in the municipality, see demolition in Vélez-Málaga on Demoliciones Málaga.

Frequently asked questions
Can you strip out a house in Vélez-Málaga's historic centre?
Yes, once your técnico has confirmed with the town hall which licence and heritage authorisation apply. The work itself is done mostly by hand.
Do you work in Benajarafe and Caleta de Vélez?
Yes, across all the coastal settlements of the municipality as well as the town of Vélez-Málaga.
Does Vélez-Málaga ask for a waste deposit?
Yes, the town hall requires a fianza or guarantee for construction and demolition waste, returned when delivery to an authorised manager is proven.
Can you clear a shop in Torre del Mar quickly between tenants?
We plan commercial strip-outs around the handover date the landlord gives, and agree working hours with the building.
What happens to old doors and shutters in a town house?
If the project keeps them, we remove and set them aside; otherwise the wood is sorted separately for the authorised facility.
Can I manage the job without visiting Spain?
Yes. A key holder can open the house and we keep you informed with photos and messages in English.
What does the town hall usually ask for?
It depends on the works and the municipality. In Málaga city a works declaración responsable comes with a project or technical report signed by a técnico competente, a technical certificate and photographs; elsewhere, check with the ayuntamiento or your técnico.
Can you strip out a property I have just bought?
Yes. Many buyers have the old interior removed before their builder prices the new one, so the quote is based on what is really behind the finishes.
Will my builder need to clean up after you?
No. The property is handed over swept, with all rubble removed and photographed, so your builder can start straight away.
Do you work with my architect or interior designer?
Yes. We follow their drawings, coordinate dates and send them the same photos you receive.
