Why strip-outs in Torremolinos are different
Torremolinos was the first Costa del Sol resort to be developed for tourism, starting in the late 1950s, and some areas still have older high-rise residential buildings and hotels. For interior work, age matters: original kitchens and bathrooms, galvanised pipes, old electrical runs, tiles laid on thick mortar and false ceilings hiding years of alterations are common.
A strip out in Torremolinos therefore starts with an honest survey. We open small inspection points where useful, check what is behind the finishes and only then fix the scope, so you are not surprised halfway through.
Older blocks also tend to have smaller lifts and narrower stairwells than modern buildings, and where a building has been converted from hotel use into apartments, the original layout may have been altered more than once. Both affect how rubble is moved and which walls your técnico needs to look at before anything is removed.
Kitchen strip-out and bathrooms in older apartments
The typical brief is a kitchen strip-out in Torremolinos plus the bathroom, in a one- or two-bedroom apartment in La Carihuela, El Bajondillo, Montemar or Playamar. We remove units, sanitary ware, wall and floor tiles and the bedding beneath, and leave the pipe and cable ends safe for your installer, who disconnects water, gas and power beforehand.
When a client wants a complete reset, a full interior demolition takes the apartment back to its structural walls and slabs in one planned sequence, which is usually faster than renovating room by room.
Floors, ceilings and hidden asbestos
Removing floor coverings and false ceilings in buildings of this generation often exposes the original screeds, service runs and, occasionally, fibre-cement pipes or panels in shafts and ceilings. If that happens, the work on those elements stops: asbestos removal is carried out by a company registered in the RERA working as our subcontractor, under its own approved work plan, and we coordinate the rest of the strip-out around it. Shops, bars and former hotel spaces
A resort town with an almost eight-kilometre beach and a long seafront promenade has a large stock of ground-floor bars, restaurants and shops. A commercial strip-out clears the previous tenant's fit-out so the unit can be re-let or redesigned. In older buildings we also check how the unit's installations connect to those of the flats above before anything is cut.
Communities of owners and the paperwork
Most apartments are in buildings under propiedad horizontal: the community must be informed before walls, structure or façade elements are demolished, and works affecting common elements need the owners' meeting to agree. Torremolinos has been a municipality in its own right since its separation from Málaga was approved in 1988, and like every ayuntamiento it sets documents and deadlines in its own ordinance – confirm the procedure with your técnico before dates are fixed. If a container or scaffold occupies the street, an authorisation for the public road is needed.

Frequently asked questions
Are Torremolinos apartment blocks likely to contain asbestos?
Some older buildings have fibre-cement pipes or panels. If we find any, a RERA-registered company working as our subcontractor removes it before we continue in that area.
Can you strip out a studio in La Carihuela?
Yes. Small flats are quick to strip, but lift rules and loading space in narrow seafront streets still need planning.
What if the old wiring is still live?
Your electrician isolates the circuits before we start; we do not cut into live installations.
Can you convert two hotel-style rooms into one apartment?
We can remove the dividing partition once your técnico has confirmed it is not structural and the community has been informed.
Do you remove old water heaters and pipework?
Yes, once disconnected by your installer. Metal is sorted separately from the mineral rubble.
How do I follow the work from abroad?

Is a skip allowed on the street outside?
Placing a skip or materials on the public road needs the town hall's authorisation. In many apartment jobs bags are loaded directly onto a vehicle instead.
What happens to old radiators and boilers?
If they are in the scope, they are disconnected by the installer and removed; the metal is separated from the rest of the waste.
Can you strip out a holiday rental between bookings?
Yes, if the work fits the gap. Short jobs such as a bathroom or kitchen strip-out are often planned between bookings.
Who is responsible for the permit?
The owner and their técnico. We do not file declarations or obtain licences, but we tell you what is usually requested and work from the documentation.
