In short
We strip out apartments, townhouses and commercial units in Rincón de la Victoria – kitchens, bathrooms, partitions, ceilings and floors – and take the sorted rubble to an authorised facility. The town hall requires a waste deposit (fianza) that is returned when delivery to an authorised manager is proven, so we hand over the delivery receipts for every load. Owners abroad can run the job with us in English.
Strip out in Rincón de la Victoria: the four settlements
Rincón de la Victoria belongs to La Axarquía and is part of the Málaga metropolitan area, a coastal municipality about 16 km east of the capital by motorway. It has four settlements: Rincón de la Victoria itself, La Cala del Moral and Torre de Benagalbón on the coast, and Benagalbón inland.
The coastal strip is a mix of apartment buildings facing the sea and older streets of low houses, while developments such as Parque Victoria and Añoreta have been built north of the motorway. Each type leads to a different strip-out plan:
- Seafront apartments: lift and community rules, bagged rubble, limited parking.
- Townhouses in the developments: several floors joined by a staircase, often with a garage that simplifies loading.
- Older houses in the coastal streets: attached walls and mixed construction that call for hand work.
Kitchen strip-out in Rincón de la Victoria
Most enquiries are for a kitchen strip-out in Rincón de la Victoria, usually with one or two bathrooms. We remove the units, worktops, appliances, tiles and bedding, leave the water and power points safe after your installer has disconnected them, and clean the rooms for the next trade.
In townhouses the owner often wants to join the kitchen and dining room. We can take that wall down once your técnico has confirmed it is not load-bearing, or, if it is, once the técnico's solution for the opening is defined. When the townhouse belongs to a complex under propiedad horizontal, the community must be informed before walls or structure are demolished.
Full strip-outs and commercial units
When a property is bought to be completely redesigned, a full interior demolition removes every finish and fitting down to the structure in one sequence, so the new layout can be drawn on an empty shell. In the town centres and along the promenade, bars and shops that change tenant need a commercial strip-out instead: counters, kitchens, extraction, partitions and ceilings out, unit handed back clean.
The waste deposit and the town hall
Rincón de la Victoria is one of the municipalities whose ordinance requires a deposit or guarantee (fianza) for construction and demolition waste. The amount depends on the municipal ordinance, and it is returned once delivery to an authorised manager is proven. On site we sort the rubble into its fractions, and you receive the justificantes de entrega from the authorised facility – the documents your técnico needs to recover the deposit.
The procedure for the works themselves is set by the town hall in its own ordinance; your técnico confirms whether a declaración responsable or a licence applies. The municipality also contains several Bienes de Interés Cultural – the Higuerón cave (Cueva del Tesoro), the Victoria cave and the Roman site of Torre de Benagalbón. Demolition in archaeological zones still needs a licencia urbanística, so properties near them deserve a check first.
Working with owners who live abroad
Plenty of owners here split their time between Spain and another country. Send us photos, the address and your timing; a key holder or neighbour can open the door for the survey. We confirm the scope in writing, send photos as the work moves forward and deliver the waste receipts when it finishes. For whole-house or building demolition rather than interiors, see demolition in Rincón de la Victoria on our sister site.

Frequently asked questions
Do I need to pay a waste deposit in Rincón de la Victoria?
The town hall requires a fianza or guarantee for construction and demolition waste. Your técnico arranges it, and it is returned once delivery to an authorised manager is proven.
Will I get the receipts needed to recover the fianza?
Yes. Every load goes to an authorised facility and you receive the justificantes de entrega at the end of the job.
Do you work in Añoreta and Parque Victoria?
Yes, in the developments north of the motorway as well as in La Cala del Moral, Torre de Benagalbón and Benagalbón.
Can you strip out a three-storey townhouse?
Yes. We work floor by floor, carrying rubble down the internal stairs and loading from the garage or the entrance.
Is my house near a protected archaeological site?
Your técnico can check this with the town hall. If the property is inside an archaeological zone, demolition work needs a licencia urbanística.
Can you start before my builder is confirmed?
We can survey and agree the scope, but it is best to fix our dates once your builder's start date is known so the property is not left open.
How do I keep track of the work from home?
We send photos at each stage by WhatsApp or e-mail, and report any hidden problem with a picture before deciding what to do.
Do you provide the paperwork for the waste?
Yes, you receive the delivery receipts from the authorised waste manager for the waste taken from your property.
What does the town hall usually ask for?
It depends on the works and the municipality. In Málaga city a works declaración responsable comes with a project or technical report signed by a técnico competente, a technical certificate and photographs; elsewhere, check with the ayuntamiento or your técnico.
Can you strip out a property I have just bought?
Yes. Many buyers have the old interior removed before their builder prices the new one, so the quote is based on what is really behind the finishes.
