In short
Interior demolition in Marbella usually means stripping out a villa or an apartment before a full refurbishment, or emptying a commercial unit between tenants. Our office is in Marbella itself, so the survey, key handover and coordination with your architect or community administrator happen locally while you follow the progress in English. Check with your técnico which procedure the town hall applies before work starts.
What does an interior strip-out in Marbella typically involve?
In Marbella most strip-outs we are asked about fall into three groups: villas being brought up to date, apartments in gated urbanizaciones bought by foreign owners, and commercial units that change hands. The municipality is large and varied – besides the main town it includes San Pedro Alcántara and Nueva Andalucía, each with its own district – so the logistics change from one postcode to the next.
- Villas along Sierra Blanca, Nagüeles or Guadalmina: whole-house interior demolition down to the structure, often including terraces, false ceilings and dated marble floors.
- Apartments in Nueva Andalucía, Elviria or Las Chapas: a kitchen strip-out in Marbella and the bathrooms, sometimes with a partition removed to open up the living space.
- Shops, bars and offices: a commercial strip-out that returns the unit to a clean shell for the next fit-out.
Strip out in Marbella's old town: narrow streets and attached houses
Marbella's casco antiguo comprises the former walled precinct and the Barrio Alto and Barrio Nuevo quarters around Plaza de los Naranjos. Streets there are narrow and many are pedestrian, so a skip at the door is rarely possible and a lorry may not reach the house at all.
In practice that means a hand-led job: rubble bagged inside, carried to the nearest loading point and removed in small loads. Walls shared with neighbours stay untouched and are checked before and after. If you plan to remove a wall in a house of this age, ask your técnico to confirm first whether it carries load – in older buildings it often does.
Managing the work from abroad
Many Marbella property owners live elsewhere in Europe and visit only a few times a year. What usually works best:
- You send photos, plans if you have them and the address; we arrange a survey with your key holder, agent or architect.
- We agree the scope in writing: what comes out, what stays, and how each room is protected.
- Dates are coordinated with the community administrator and, if there is one, the concierge or security gate.
- During the job you receive photo updates; you can write to us in English throughout.
- At the end you get the waste delivery receipts (justificantes de entrega) from the authorised facility where the sorted rubble went.
For the town-hall side, each ayuntamiento sets documents and deadlines in its own ordinance. Marbella has a declaración responsable procedure for works; whether it covers demolition is to be verified, so confirm it with your técnico. For municipal and tax formalities the owner identifies themselves with their DNI, NIE or NIF.
Communities of owners and archaeological zones
In an apartment building under propiedad horizontal, the community must be informed before walls, structure or façade elements are demolished, and works affecting common elements need the owners' meeting to agree. Urbanizaciones on the Golden Mile or in Nueva Andalucía often add their own rules on working hours, lift protection and contractor access; we work to whatever the administrator sets.
One local point is worth knowing: the Las Bóvedas Roman baths in the municipality are protected as a Bien de Interés Cultural in the archaeological-zone category. Demolition within archaeological zones still needs a licencia urbanística, so if your property is near a protected site, ask your técnico to check before planning dates. Larger structural jobs on whole villas belong to our sister site – see demolition in Marbella on Demoliciones Málaga.

Frequently asked questions
Can you start a strip-out in Marbella while I am still in the UK?
Yes. Most Marbella jobs are prepared remotely: photos and plans by email, a survey with your key holder or architect, and a written scope you approve before we start.
Do you work in gated urbanizaciones in Nueva Andalucía and Sierra Blanca?
Yes. We register with the gate or concierge in advance and follow the community's rules on access, lift use and working times.
Is the old town too tight for a kitchen strip-out?
No, but it changes the method. In the narrow streets around Plaza de los Naranjos rubble is bagged and carried out by hand, so it usually takes longer than in a villa with drive-in access.
Can you empty a shop unit in Puerto Banús or the town centre?
We strip commercial units anywhere in the municipality. The landlord's handover conditions and the building's rules decide what must come out and when we can work.
Who deals with Marbella town hall?
You and your técnico do. We work with the documentation your técnico prepares and coordinate dates with them; we do not file the declaración responsable or apply for licences.
Where is your office?
At Avenida Antonio Belón 3, 29602 Marbella. You can reach us on 613 656 443 or by WhatsApp on the same number.
What happens to marble and stone floors we remove?
They are broken out, sorted with the other mineral fractions and taken to an authorised facility; you receive the delivery receipts at the end.
Can a strip-out be done during the summer season?
Yes, although some communities restrict noisy works in high season. Check the community's rules early and plan dates accordingly.
How is rubble lowered from a top-floor apartment?
In bags by the lift, if the community allows it, or by the stairs; on some buildings a closed chute or a hoist can be used with the necessary permissions.
Can I see examples of your work?
Our projects page shows photos of our own jobs, described only by what each photo shows; location and date are not published.
