In short
In Fuengirola we strip out apartments and commercial units – kitchens, bathrooms, partitions, ceilings and floors – in a compact, densely built town with many high-rise blocks. The lift, the community's rules and where rubble can be loaded decide the plan more than the size of the flat. Owners abroad can arrange the survey, follow progress and receive waste receipts in English.
What makes a strip out in Fuengirola different?
Fuengirola is a highly urban municipality, with many high-rise apartment blocks lining the seafront, and its whole municipal area is only about 10 km². There is little spare ground: streets are busy, parking is scarce and a container outside a block is often impossible or only allowed for a short window.
So the plan starts with logistics, not hammers. We check the lift size and whether the community lets it be used for rubble, how the cabin and landings will be protected, and where bagged material can be loaded onto a vehicle without blocking the street.
Apartment strip-outs floor by floor
A full interior demolition of a seafront flat usually follows the same sequence:
- Protection of the lift, landing and entrance agreed with the administrator.
- Removal of furniture left behind, doors, wardrobes and the kitchen.
- Bathrooms: sanitary ware, tiles and their bedding.
- Partitions where the project removes them, then false ceilings.
- Floor coverings and, if required, the screed.
- Final sweep, so your builder starts on a clean shell.
Rubble is bagged in the flat, taken down in controlled loads and sorted for an authorised facility. Many owners only need a kitchen strip-out in Fuengirola; the same rules on lift use and timing apply.
Ground-floor shops and restaurants
Below the apartments, Fuengirola's streets are lined with bars, restaurants and small shops that change hands often. A commercial strip-out removes the previous tenant's fit-out – bar counters, kitchen extraction, partitions, ceilings and floor finishes – so the unit can be handed back or refitted. Working around opening hours of the neighbouring businesses and the residents above is part of the planning.
Planning a Fuengirola strip-out from abroad
Many seafront apartments are second homes, so the owner is often in another country when the work is decided. A practical order of events:
- Send us photos of each room, the floor plan if you have it and the building's address.
- Ask your administrator for the community's rules on works: permitted hours, lift use and whether a deposit is required for damage to common areas.
- We survey the flat with your key holder or agent and send a written scope listing what is removed and what stays.
- Once your técnico and builder have confirmed dates, we schedule the job and send photos as each room is cleared.
For municipal and tax formalities the owner identifies themselves with their DNI, NIE or NIF. You can write to us in English at any stage.
Communities, paperwork and owners abroad
Most Fuengirola flats are in buildings under propiedad horizontal: the community must be informed before walls, structure or façade elements are demolished, and anything touching common elements needs the owners' meeting to agree. Each ayuntamiento sets documents and deadlines in its own ordinance, so your técnico should confirm with Fuengirola town hall what applies before work begins.
The town was administratively separated from Mijas in 1841, and today the two meet at Las Lagunas – useful to know when a property near the boundary is in one municipality but feels like the other. Frequently asked questions
Can rubble go down in the lift of a Fuengirola block?
Only if the community allows it. When it does, we protect the cabin and landings and move bagged material in small loads; otherwise it goes down the stairs.
Is it possible to put a skip outside a seafront building?
Often not. Occupying the public road needs authorisation, and in many streets we use bags collected by a small vehicle instead.
Can you strip out a flat in Los Boliches while neighbours are on holiday?
We follow the community's rules on working times rather than neighbours' schedules, and keep noisy tasks to the hours the administrator agrees.
Do you strip out restaurant kitchens?
Yes. Extraction hoods, ducting, counters and tiled walls are removed once your installer has disconnected gas, water and power.
How long before I can hand the flat to my builder?
It depends on size, access and lift rules; we give you a planned duration with the scope and update you as it progresses.
Is my flat in Fuengirola or Mijas?
Check the property's address in the land registry or your title deeds; the boundary runs close to Las Lagunas and decides which town hall you deal with.
How do you deal with narrow streets in old town centres?
Rubble is bagged and carried to the nearest point where a vehicle may stop, and loading is planned around the hours when stopping is allowed.
Can a strip-out be done during the summer season?
Yes, although some communities restrict noisy works in high season. Check the community's rules early and plan dates accordingly.
How is rubble lowered from a top-floor apartment?
In bags by the lift, if the community allows it, or by the stairs; on some buildings a closed chute or a hoist can be used with the necessary permissions.
Can I see examples of your work?
Our projects page shows photos of our own jobs, described only by what each photo shows; location and date are not published.
